2010:

Construction of a 20-screen Premiere movie theater at Greenspoint Mall has started. A March 2011 opening is anticipated. The theater will be the second all-digital movie theater in Houston.

OFFICE: Helix Energy Solutions has renewed a lease for 12,000 square feet at 400 North Belt in the Greenspoint area. Patti Davis of PRS Realty represented the owner, Parkway Properties. Mike Boehler and David Bale of Jones Lang LaSalle represented the tenant.

RETAIL: Bonfire Wings & Creole Café has leased 1,600 square feet in the Greens Landing center at 10701 North Freeway. Chad Moss of Property Commerce represented the landlord, Greens Landing. Shawn Ackerman and Jason Du of Henry S. Miller Brokerage represented the tenant

RETAIL: Brothers Grocery and Dollar Store has leased 1,410 square feet at Greens Road Shopping Center, 724 Greens Road. Rafael Melara represented the landlord, Whitestone REIT.

RETAIL: Buffet Partners/Furr's Fresh Buffet has purchased 2.4 acres at the northwest corner of Interstate 45 and Louetta. David Stukalin with The Retail Connection represented the buyer. Chad Moss and Andrew Lee with Property Commerce represented the seller, Louetta Towne Center Ltd.

OFFICE: Nabors Corporate Services renewed and expanded a lease for 52 months at One Commerce Green in the Greenspoint area. Nabors expanded by 11,000 square feet for a total of 216,000 square feet. Mark Preston and Patti Davis of PRS Realty represented the owner, Parkway Properties. Tim Relyea and Kevin Ray of Cushman & Wakefield represented the tenant.

DESIGN/BUILD: Satterfield & Pontikes Construction has been awarded a $14.1 million contract by the U.S. Army Corps of Engineers to build an 82,992-square-foot Army Reserve Center near Remington Valley Drive and Interstate 45 North. Work is expected to begin this month and should be completed in early summer 2012. Primary facilities include construction of an ARC training building, Organizational Maintenance Shop, unheated storage building and parking. Supporting facilities include land clearing, paving, fencing, site improvements and extension of utilities.

INDUSTRIAL: Celerity Logistics has leased 13,000 square feet at 3004B Greens Road. Justin Robinson of Stream Realty represented the landlord, AMB. Chris Kugle, John Ferruzzo and Dustin Gillioz of NAI Houston represented the tenant.

INDUSTRIAL: Towne Air Freight has leased 20,553 square feet of warehouse distribution space at Intercontinental Cargo Center at 3340A Greens Road. Glynn Mireles and Jeff Everist of CB Richard Ellis represented the tenant. Justin Robinson of Stream Realty Partners represented the landlord, AMB Institutional Alliance Fund III.

INDUSTRIAL: Riley Solutions has leased 51,456 square feet at 15850 Vickery Dr., where it will manufacture lightweight high-strength materials to be used in armored vehicles being deployed in Afghanistan and Iraq. The materials will be manufactured using nanotechnologies commercialized by NanoRidge Materials. John Hornbuckle of Cypressbrook Co. represented the tenant. Rives Nolan of Insite Realty represented the landlord, EastGroup Properties.

INDUSTRIAL: DCT Industrial Trust has purchased a 51,632-square-foot building at 16303 Air Center Drive within Central Green Business Park. The building is 100 percent occupied. Rusty Tamlyn and Trent Agnew of Holiday Fenoglio Fowler represented the seller, 16303 Air Center.

LAND: Halliburton Energy Services has purchased 7.5 acres at 16115 Waverly Drive near Bush Intercontinental Airport from William Houston. Christopher Dray and Derek Hargrove of Moody Rambin Investment Services represented the seller. Mark Nicholas and Richard Quarles of Jones Lang LaSalle represented the buyer.

LAND: The Rev. Farley T. Colbalt has purchased an 8.7-acre tract at 19000 W. Aldine Westfield Road. Elliott Hirshfeld and Glynn Mireles of CB Richard Ellis represented the seller, EP Management Corp.

INDUSTRIAL: Weiss-Rohlig USA has leased 13,000 square feet at AMB IAH Airfreight Center. Justin Robinson of Stream Realty Partners represented the landlord, AMB Property Corp.

Ashley Furniture has moved its Houston distribution operations to Greenspoint from Sugar Land. Ashley will anchor the Airtex Industrial Center, leasing 303,000 square feet of the 486,720-square-foot center. Other tenants are Velocity Acquisition I and Osburn-Hessey Logistics, bringing occupancy at the facility to 88 percent. Ashley has six stores in the Houston region, with plans to open three more.

An Armed Forces Reserve Center and Joint Maintenance Facility has opened in Greenspoint. Reserves complete administrative drills at the facility on weekends. The center, which is located near the intersection of West Rankin Road and Cambury Drive, will staff about 30 full-time employees. Military vehicles will be serviced at the center and it may serve as a staging ground during natural disasters. There will also be a recruitment office and a family support center on the property.

Halliburton Co. has relocated from downtown Houston to an existing company site near Greenspoint and Bush Intercontinental Airport. The 94-acre office park will be renovated to accommodate 2,200 employees, a new research and development facility, a cafeteria, new child-care and fitness centers and two parking garages.

Southwestern Energy Company, an independent producer of domestic natural gas, has leased 101,000 square feet at the One Commerce Green building, 515 W. Greens Road. The rapidly growing company is headquartered at 2350 North Sam Houston Pkwy East and needed more room for its employees.

Sigue Corp., a provider of money remittance and electronic money transfer services, has leased 35,790 square feet at The Reserve at Greens Crossing II, 11310 Greens Crossing. Sigue is headquartered in Sylmar, California.  The company’s new Greenspoint office will house a call center and serve as a backup data center.

Intermarine has renewed its 22,387-square-foot lease at Greenspoint Park I at 16801 Greenspoint Park Drive. Lesa Nickelson of CB Richard Ellis along with Kyle Kelley and Lance McCarthy, who both recently made a move to Studley, represented Intermarine. Joel Dalak of RM Crowe represented the landlord, RMC Greenspoint.

Farouk Systems, the Houston-based manufacturer of CHI and BioSilk hair care products, recently opened a 500,000-square-foot manufacturing facility for CHI USA at 20805 Fernbush Drive. The facility will employ 1,200 people this year.
